One-time, quarterly or annual AMC?

This is the decision that actually sets your spend, and providers rarely explain it up front. A one-time treatment fixes what you have now. An AMC (annual maintenance contract) bundles three or four scheduled visits across the year at a lower per-visit rate, plus call-backs between visits if the problem returns.

  • One-time — right for a single sighting, a pre-move-in clean, or a specific bed bug or termite job.
  • Quarterly / AMC — right for ground-floor flats, homes near open drains or gardens, and anywhere cockroaches or ants keep returning. Usually cheaper per visit than repeat one-time calls.
  • Termite contracts — normally sold with a written warranty of five years or more, because the treatment is a soil and drill-and-fill job rather than a spray. Get the warranty terms in writing.

Why termite work costs several times more

General cockroach and ant treatment runs ₹800–₹1,500 for a 2BHK, while termite treatment runs ₹3,500–₹12,000 — a different order of magnitude, and people are routinely surprised by the quote.

The difference is method. A general treatment is a spray or gel applied to surfaces and harbourage points, done in an hour or two. Anti-termite work means drilling the floor perimeter at intervals, injecting chemical into the soil beneath, and sealing — it is structural, it takes most of a day, and it is priced on the treated area rather than the number of rooms.

What changes the quote

  • Carpet area, not BHK. Quotes are commonly stated per BHK, but the work scales with floor area. A large 2BHK can cost more than a compact 3BHK.
  • Severity and history. An established bed bug infestation needs repeat visits at intervals to break the egg cycle — a single treatment rarely clears it.
  • Chemical vs herbal. Herbal and low-odour formulations cost more and are the usual choice where there are infants, elderly residents or pets.
  • City. Metro rates in Mumbai, Delhi NCR and Bengaluru run above the national range; tier-2 cities sit below it.
  • Society mandates. Many housing societies require a scheduled common-area treatment, which can be billed to residents separately from anything you arrange inside your flat.

Ask for the chemical name and its CIB&RC registration — pest control chemicals in India are registered with the Central Insecticides Board & Registration Committee, and a provider who cannot tell you what they are spraying in your home is a provider to skip. Confirm the re-treatment policy in writing: reputable operators include free call-backs within a stated window.

Practically: clear kitchen platforms and cover exposed food and utensils, plan for the family and pets to be out for the stated re-entry period (commonly 4–6 hours for general treatment), and do not mop treated skirting for several days — washing the residual film off is the most common reason a treatment appears not to have worked.
