What the per-sq-ft rate does not include

Quoted rates of ₹55–₹180 per sq ft cover the framing, the boards or POP, the finishing and the labour. Three costs sit outside that number and account for most of the gap between a quote and a final bill:

• 18% GST. False-ceiling work is a taxable supply and contractor rates are almost always quoted before tax. On a ₹1,00,000 ceiling that is a further ₹18,000.
• Electrical work. The wiring, junction boxes, drivers, LED strips and spotlights are a separate line. So is the electrician who pulls the circuits before the boards close up — once the ceiling is sealed, adding a point means cutting it open.
• Painting. A gypsum or POP ceiling is handed over in primer, not in finish paint. Two coats of the ceiling emulsion are usually the painter’s scope, not the ceiling contractor’s.

POP or gypsum — what the price difference buys

POP runs ₹55–₹120 per sq ft against ₹75–₹180 for gypsum board, and the two are built differently. POP is mixed and applied wet over a frame on site, so it takes curved and moulded shapes a board cannot, and the finish depends entirely on the plasterer. Gypsum arrives as factory-made sheets screwed to a GI channel grid, so the surface is flat and consistent and the work is faster and far less messy.

The practical trade-off is cracking versus shape. POP expands and contracts with heat and humidity and hairline cracks along the joints are common after a few summers, particularly in rooms under a terrace. Gypsum joints are taped and jointed and hold up better, but a gypsum board that gets wet — a leaking slab, an AC drain, a bathroom without exhaust — sags and has to be cut out and replaced.

A common compromise is gypsum for the flat field of the ceiling and POP only for the cove or the curved profile, which is also why designer and cove work quotes higher at ₹100–₹200 per sq ft — two trades and more hours on the same area.

How the area is measured — and where quotes diverge

For a plain full-room ceiling the billed area is simply the floor area of the room, which is what this calculator asks for. Two conventions cause the same room to be quoted differently by two contractors:

• Peripheral or cove ceilings. Where only a border runs around the room, some contractors bill the border area and some bill the full room. Ask which, in writing.
• Vertical drops. The vertical face of a step or cove is real work but has no floor area under it. It is usually measured as developed area and added, so a multi-level ceiling bills more square feet than the room has.

Get the quote as area × rate with the area stated, not as a lump sum. A lump sum makes it impossible to check whether a change in scope was priced fairly.

Height is the constraint people check too late

A false ceiling drops roughly 8–12 inches below the slab, and more where ducting or a cassette AC has to be concealed. Most Indian flats are built to a slab height around 10 feet, which leaves 9 feet or a little under — comfortable. Older or budget builds closer to 9 feet 6 inches leave 8 feet 6 inches, which reads low in a bedroom and distinctly low in a living room.

Measure slab to floor before you design anything. If the number is tight, a peripheral cove around the edge of the room gives you the concealed lighting and the visual effect while leaving the centre of the ceiling at full height — usually a better outcome than a full drop-down at a lower rate.

What to check before you sign

• The frame, specified. Galvanised iron channel, not wooden batten — GI does not warp or attract termites. Ask for the channel spacing and the board thickness in the quote.
• Access to services. Anything above the ceiling — AC drain lines, plumbing from the flat above, wiring joints — needs a removable access panel, or the first leak means demolishing the ceiling.
• The leak upstairs, fixed first. Never board over a damp slab. Seepage will destroy a new gypsum ceiling in a single monsoon.
• Debris removal and society charges. Ask whether clearing the site is included, and check your society’s rules on working hours, lift use and refundable deposits before the crew arrives.
