Gunite's shell share is the lowest of the four types at 45%, meaning more than half its cost is excavation and installation, not the pool structure itself. Size multiplier and what add-ons actually cost
Size multipliers run from 0.75 (small) to 1.4 (large) for every in-ground type, and 0.9–1.2 for above-ground — a narrower band, reflecting that above-ground pools come in more standardized kit sizes than a custom-excavated in-ground shell.

Annual maintenance is a separate line entirely, not folded into the install total: $1,200–$4,000 a year for any in-ground pool, $600–$1,500 for above-ground. The barrier requirements, and why they belong in the budget
