Artificial Grass Installation Cost

Turf is priced per square foot, which makes it sound simple and hides where the money goes. Most of what you pay for is the ground underneath — and that is also the part that explains why two quotes for the same lawn can look nothing alike.

What a real yard adds up to

A per-square-foot rate is hard to picture, so here is the same rate applied to common areas. These are the headline band multiplied by area — nothing more — so treat them as the planning range they are, not a quote.

Cost by turf grade

Grade is the lever you actually control. These bands are our own dataset's installed rates — the same figures behind the artificial grass calculator, so the guide and the tool cannot disagree.

On a lawn in daily use, the cheapest turf is often not the cheapest decision. Basic product flattens soonest, and replacing it means paying for the base preparation a second time — which, as below, is the majority of the bill. That asymmetry is the argument for mid-grade on anywhere the family actually walks, and for basic only on light-traffic areas.

Most of the bill is the ground, not the grass

Labour and base preparation account for roughly 50 to 60% of the project. The existing lawn is stripped and hauled away, the sub-base is excavated and graded so water drains rather than pools, and the surface is compacted flat — because every dip you leave under the turf stays visible for as long as the turf lasts. Only then does the grass go down, get seamed, and get infilled.

What we deliberately do not publish

You will find guides that break this into neat per-square-foot lines for material, sub-base, and labour. We hold a sourced installed total and sourced grade bands; we do not hold a sourced component split, and we previously published one that no source supported. It has been removed rather than re-estimated. Ask your installer to itemise theirs instead — the split is real, but it is theirs to quote, not ours to invent.

The practical consequence: a flat, square, accessible lawn sits low in the band, and a sloped one, a yard reachable only through a side gate, or a shape with many cuts around beds and paths sits high or above it. When you compare quotes, compare what each one says about the ground.

Bigger yards usually cost less per square foot

Mobilisation, disposal of the old lawn, and equipment hire are close to fixed whatever the size of the job, so on a larger area they are spread thinner and the effective rate drifts toward the bottom of the band. The total still goes up — more area is more money — but the per-foot figure tends to improve. Small, intricate patches run the other way: a 200 sq ft strip with a dozen cuts can cost more per foot than a 1,000 sq ft rectangle.

This is the main reason the linear table above is a planning range rather than a quote, and it is worth naming when you collect bids: ask what the rate would be at twice the area, and you will learn quickly how much of the price is fixed cost.

Infill is not a rounding error — it changes how the lawn performs

Infill is the material worked down between the blades after the turf is laid, and it is doing more than filling space: it weighs the backing flat, keeps the fibres standing upright, and controls how fast the surface drains. The Synthetic Turf Council's guidance on acceptable infill materials names three broad categories, and they are not interchangeable.

  • Silica sand — rounded or sub-rounded quartz granules. The baseline infill: it stabilises the backing and supports drainage, but on its own does little to control odour or heat.
  • Crumb rubber — recycled tire rubber, ground either at ambient temperature or cryogenically. The Council's crumb rubber guidelines specify it be substantially metal-free, with liberated fibre capped at 0.01% of total weight. It adds cushioning that sand alone does not.
  • Organic infill — cork or coconut-fibre based. Runs cooler underfoot than rubber and is the option marketed as the most natural, at a cost premium.

For a yard with pets, infill choice is a real decision, not a preference: a poorly draining infill packed with waste and bacteria is what produces the odour complaints synthetic-lawn owners actually have, not the turf fibre itself. Ask an installer directly which infill they are quoting and why — “infill included” on a line-item quote with no material named is a gap worth closing before you sign.

The water-savings case, with real numbers instead of a marketing claim

EPA WaterSense puts outdoor use at more than 30% of an average household's total water use, rising to as much as 60% in arid regions — and estimates that as much as half of what goes on the landscape is lost outright to wind, evaporation, and runoff from inefficient irrigation. EPA's general watering guidance for lawns is roughly one inch of water per week, adjusted for local climate and rainfall. Turf removes that demand entirely rather than reducing it, which is the actual mechanism behind the water-savings pitch — not a vague efficiency claim.

A real utility's numbers

The Southern Nevada Water Authority — the public utility serving Las Vegas, in one of the driest large metros in the country — pays residential customers $5 per square foot of grass removed and replaced with desert or synthetic landscaping, up to the first 10,000 sq ft converted per property per fiscal year, dropping to $2.50/sq ft beyond that. SNWA projects roughly 825,000 gallons saved per year for the average 15,000 sq ft conversion under the program — about 55 gallons per square foot annually. That is one utility's program in one climate, not a national constant, but it is a real, government-published number rather than an installer's estimate. Check whether your own water provider runs a comparable turf-replacement rebate before pricing the water-savings side of the decision on national averages alone.

Whether turf pays for itself on water savings alone depends entirely on local water rates and whether your utility runs a rebate — in a region with cheap water and no rebate, the case for turf is really about labour, appearance, and drought tolerance, not a water bill payback.

HOA and municipal rules — check before you install, not after

Whether an HOA can refuse to let you install turf depends on the state you live in, and it is worth confirming before signing a contract rather than after. California is the clearest example on the books: Civil Code Section 4735 makes void and unenforceable any governing-document provision that prohibits, or effectively conditions away, the use of artificial turf or other synthetic grass-like surfaces, or the replacement of existing turf with low-water-use plants. An association can still set reasonable standards — the type of turf, how much of the lot it covers, whether it has to be worked into a broader landscape plan — it just cannot ban the material outright.

That protection is California-specific; we have not verified an equivalent statute in every state, so do not assume it applies where you live. Separately, some cities regulate synthetic turf directly through their own landscape or water-efficiency ordinances — California's statewide Model Water Efficient Landscape Ordinance, administered by the Department of Water Resources, is the template a number of local ordinances build from. Check your city or HOA's current rules before you commit to a design, since both can carry real requirements on coverage, drainage, or permitted areas.

We are showing you the gap rather than splitting the difference, because averaging two ranges built on different assumptions produces a number neither source stands behind. How much does it cost to have artificial grass installed?+

Does artificial grass cost less per square foot on a bigger yard?+

Usually yes, per square foot. Mobilisation, disposal of the old lawn, and equipment are close to fixed regardless of size, so they are spread over more area on a larger job. The total still rises with area — a bigger yard is a bigger bill — but the rate tends to drift toward the lower end of the band. Small, intricate areas with lots of cuts around beds and paths run the other way and can sit above the top of the range.

How long does artificial grass last?+

Commonly cited at 15 to 25 years for quality turf, which is ESTIMATED rather than a figure we source, and it depends heavily on traffic and sun exposure. The practical consequence is that the cheapest turf is often not the cheapest decision: on a lawn that gets daily use, a basic product that flattens early can need replacing while a mid-grade one is still serviceable, and the second installation costs the base preparation all over again.

Methodology

The installed band and the three grade bands are read at build time from our own cost dataset (artificial-grass, national average, last verified 2026-07-13) — the same dataset behind the artificial grass calculator. The yard-size totals are computed from that band multiplied by area at render time rather than typed, so the table cannot drift from the rate above it. No component split (material, sub-base, labour) is published, because we do not hold a sourced one; the 50–60% labour-and-base share is stated as a proportion, which our dataset does carry, and not converted into per-foot figures. The 15–25 year service life quoted in the FAQ is marked ESTIMATED. HomeGuide's $10–$25 range was read off the rendered page on 2026-08-17 and is shown as a disagreement, never blended into ours. The infill descriptions are drawn from the Synthetic Turf Council's own published guidelines and are not independently lab-verified by us. The SNWA rebate figures and the 825,000-gallon projection are that utility's own published numbers for its own service territory and climate — presented as an example of a real program, not a national average, and not used to compute a payback figure for any other region.
