A 3–4 bedrooms house is normally permitted a 1000-gallon tank, and that tank is roughly $900–$1,500 of the installed figure above. It is not added to it — the system band already contains a tank, and adding it again would bill you for two.

Bad soil does not make a septic system more expensive. It makes it illegal.
This is the single most misunderstood thing about septic pricing, and it is why the published range is so wide. A conventional system works by letting treated effluent soak away through the ground, so it needs soil that actually drains and enough depth between the drain field and the water table or bedrock.
Where that is missing, your county does not charge you extra for the same system. It refuses to permit it, and requires an engineered alternative that treats the effluent much more thoroughly before releasing it — a sand filter, a drip system, an aerobic treatment unit, or a mound that builds an artificial drain field above the natural grade. Those are different machines, with pumps, electricity and in most states an annual service contract.
That is the whole reason a conventional system is $3,000–$8,000 and a mound or aerobic unit is $10,000–$20,000. It also means the soil question on this calculator does not apply a multiplier — there is no published national “bad soil surcharge” and this page does not invent one. It steers you to the systems your ground will actually take, and warns you when the two disagree.
The tank price is inside the installation price, not on top of it
This Old House publishes both a system-type installed figure and a tank-alone figure by size, and reading the two as additive is the easiest way to over-budget a septic project by a thousand dollars or more.
The system-type bands — $3,000–$8,000 for a conventional system and so on — are whole-system installed costs. They already contain the tank, the drain field and the labour. The tank figures of $500–$2,500 describe the tank as a component of that number. This calculator shows you roughly how much of your installed cost is the tank itself, and deliberately never adds it on top. There is a test in this repository asserting exactly that, because it is the kind of mistake that gets introduced later by someone being helpful.
The small tank is the expensive one to live with
A pump-out price on its own is close to meaningless, because the interval between pump-outs changes with tank size. A 750-gallon tank costs less per visit than a 1,500-gallon one — and needs emptying roughly twice as often.

The annual column is the one to compare against a municipal sewer bill, and it is the only number on this page that no source publishes directly — it is the per-visit cost divided by the recommended interval. The cheap end pairs the cheapest visit with the longest interval and the dear end the dearest visit with the shortest, so the band is the honest spread rather than a flattering one.
What this calculator assumes, stated plainly
- Every figure here is single-source. Both halves come from This Old House — the installation page updated 12 March 2026 and the pumping page updated 22 May 2026. The other national guides refused automated retrieval on 2 September 2026, and this site does not substitute a search summary for a page it has actually read. That is a genuine weakness of this page relative to our drainage and electrical calculators, which each carry two publishers, and it is stated here rather than buried.
- Soil steers, it does not multiply. The mapping from ground condition to permittable systems is standard on-site wastewater practice, not a published price table, and it is labelled as such — no source is credited with a compatibility chart it did not publish.
- The permit band is enormous and honestly so. $450–$2,300 reflects real variation between counties, not uncertainty in the source. Your health department will tell you the exact figure in one phone call, and it is worth making before you budget.
- Not modelled: removing or abandoning an existing failed system, rock excavation, long runs from house to tank, engineering and site design fees on alternative systems, the annual service contract most states require on an aerobic unit, and landscape restoration. Each is a real cost that no cited source prices in a form that can be applied to a specific job, so none is guessed at here.
- A drain field failure is not a pumping problem. If your tank needs emptying far more often than the table above suggests, or if the ground over the field is wet or unusually green, that is a field failure and it is a five-figure repair, not a $300 one. Pumping more often does not fix it.

Every figure on this page is single-source (This Old House, installation page updated 2026-03-12 and pumping page updated 2026-05-22), because the other national guides refused automated retrieval on 2026-09-02 and this codebase does not substitute a search summary for a read page. How often does a septic tank need pumping?+
Every three to five years as a standard interval, but it scales with tank size: a 750-gallon tank needs emptying every two to three years, while a 1,500-gallon tank can go four to five. That inversion is worth understanding, because it means a small tank is the more expensive one to live with — each visit is cheaper but you buy more of them. Spread over its interval, a 750-gallon tank costs roughly $58–$150 a year to maintain and a 1,750-gallon tank roughly $80–$175, despite the larger tank costing more than twice as much per visit. The annual figure is the one to compare against a municipal sewer bill.
What size septic tank do I need?+
Tank size is set by bedroom count, not by how many people live in the house — every health department sizes it that way, because bedrooms are what the next owner inherits and occupancy is not. This Old House pairs one bedroom with a 500-gallon tank, two with 750, three or four with 1,000, five or six with 1,200, and six or seven with 1,500. A 1,000-gallon tank is by far the most common residential size. You do not really get to choose: the permit specifies the tank. Knowing the size mainly tells you what your future pumping costs will be and roughly how much of an installation quote is the tank itself — between $500 and $2,500 depending on size.
